ASKING PRICE $9,000 AN ACRE

Harden Blue Ribbon Cropping And Grazing Country

Located 3km south of Harden in the Hill Tops region of southern NSW, 'Kanoona' is a well improved, 1,318 acre property currently been run as a mixed farming operation with an emphasis on cropping.

With approx 80% arability, 'Kanoona' is suited to broad acre cropping and the current owners have based their farming operations around a canola/wheat/legume rotation. However, the beauty of 'Kanoona' is that it is equally suited to grazing and in the past has been run as a fat lamb and wool enterprise.

A special feature of 'Kanoona' is the dam wall on the southern side of the property built early in the last century to hold water for steam trains stopping at the Harden railway station.

Over the last decade, Kanoona has been farmed using zero till technology with the majority of stubble retained.

Over the years, the present owners of 'Kanoona' have worked hard to build infrastructure on the property allowing them to value add both their grain and livestock produce.

Grain Infrastructure:

• 13 x 60t normoyle silo
• 3 X 80T Richard & Stevens steel silo's
• 1 x 400T bulk shed
• 1 x 500T bulk shed
• 2 x 100T flat bottom concrete silo
• 1 x 80t silo

Sheep Infrastructure:

• Modern shearing shed featuring a raised floorboard and amenities area with ability to fit 350 adult sheep.
• A set of steel sheep yards adjoining the wool shed with approx 1,500 head capacity
• A second set of sheep yards in the middle of farm with approx working capacity 400 head
• Shaded sheep feedlot with 6 pens, each with a 200 head capacity all connected to water

Other Buildings:

• Shed 18 x 12m corrugated roof and wall grain shed with concrete floor.
• Shed 36 x 10m corrugated roof and wall grain shed with concrete floor in middle of the farm.
• Shed 18 x 12m corrugated roof and wall.
• Shed 12 x 6m corrugated roof and wall storage shed.
• Hayshed. This is a steel framed shed with a corrugated iron roof. It has an earthen floor area 290sq/m

Water Infrastructure:

The property is well watered by a stock and domestic bore, natural catchment dams and a semi-permanent creek. The solar powered bore is 300m in depth, with the water vain at 294m. However, the water is stable at 25m below the surface and is best described as unaffected by the prevailing seasonal and environmental rainfall. The bore services two stock water tanks.

The property also has the ability to store 85,000 litres of rainwater which supplies the homestead and shearing shed. The bore water can also be used domestically and is connected to the rain water tanks if needed.

Electricity Supply:

Kanoona has a 10kw solar system on the woolshed roof and a 20kw Alphass Battery storage system. Overall, Kanoona Is self-sufficient with eletricity being provided by solar and battery 24 hours a day. The Origin Energy daily supply charge is negated by the solar surplus feed in tariff earned on most days.

Homestead:

The 4 bedroom main home circa 1918 is constructed from a combination of rendered brick, mud brick and pise. The living area is approx 250 square metres with a verandah area of 60 square metres. The house is cooled by a fully ducted reverse cycle air conditioner with section control. A detached garage and fully contained office building allows business to be conducted in a peaceful environment. The office could easily be converted into seperate accomodation if so desired.

Farming System:

'Kanoona' has been farmed using zero till practices with stubble retention a key strategy. This along with a liberal use of lime and gypsum means the soils are as good as any in the district. All cropping paddocks have been mapped for soil type and CEC. These maps will be available to any purchaser.

Summary:

'Kanoona' is a well run mixed farming property in one of the most highly regarded farming localities in NSW. The current owners are reluctantly selling in order to relocate to be closer to family. With a large proportion of the farm sown down to canola in 2023, any incoming purchaser will have a leg up in 2024 with disease free paddocks available to be sown straight into wheat crops.
